$10,900,000.00 1,624.81 Acres
The Ass Kickin Ranch consists of 1624.81+/- total deeded acres, with over 1250 acres considered as irrigated acres. There are over 300 acres of dryland cropland. The remainder land is prime recreational developed habitat. The irrigated land is watered by 5 electric intake pumps from Lake Sharpe and (1) 3000 gpm well.
This more than ample water is responsible for feeding 11 pivots. The current owner has prided himself with the ability to run all 11 pivots with plenty of water. Corn, soybeans, alfalfa, milo, wheat, and sunflowers have been successfully grown on the rich banks of the Missouri River.
Soils predominately are silt loams, Class II soils with productivity ranging from 85-94. Ass Kickin Ranch’s location along Lake Sharpe has provided a recreational sportsmen paradise with prime pheasant and waterfowl hunting. Habitat has been further developed with planted cedar trees around the pivots. The Riverview Lodge played a role during the commercial hunting phase of the operation. Currently, the Lodge is the private home of the owner. The grain handling facilities provide for fast, efficient handling of all the grain, providing over 275,000 bushels of storage.
An Enercept 75×75 shop provides for an excellent utility budget friendly shop to work on your operation’s equipment. A 75 x 150 cold storage metal shed is behind the shop, with (2) 32’ overhangs. The Ass Kickin Ranch is the perfect turnkey operation for a farm, with opportunities to expand the hunting operation once again. Ample water and minimal lift is ideal for new agricultural opportunities such as an organic specialty farm.
